Committee of Adjustment

The Committee of Adjustment for the City of
Orillia was established pursuant to section 44 of the Planning Act,
R.S.O. 1990, c. P.13.
The Committee is composed of three members
who are not members of Council.
Each member appointed to the Committee must
be qualified to be elected a member of Council and must continue to
be so qualified during the term of his or her appointment, or he or
she shall be deemed to have resigned.
Each member of the Committee shall be appointed
for a three-year term, expiring with the term of the Council that appointed
the member, but the member shall be eligible to be re-appointed for
one additional three-year term only.
The Planning Department provides administrative
support to the Committee of Adjustment.
The Committee has all general and special powers,
as set out in section 45 of the Planning Act, R.S.O. 1990, c. P.13.
These include the power to grant minor variances from the City's Zoning
By-law, the power to grant permission to expand or enlarge legal non-conforming
uses and the authority to permit a change in use where the new use will
be more compatible with the intent of the Official Plan or zoning by-law.
The Committee has the power to grant consents
for land severances within the City of Orillia, pursuant to sections
50 and 53 of the Planning Act, R.S.O. 1990, c. P.13.
The Committee has the power to grant minor
variances from the City's Sign Bylaw, pursuant to Section 45 (3) of
the Planning Act, R.S.O. 1990, c. P.13.
